How do I make an online payment?

Log in to the resident web portal, select "make payment", add your account information, and submit the payment request.

Getting started:

To access your resident web portal, visit:

  • Login using the email address registered and your custom password

  • If you're unsure of the email associated with your account, please contact

  • If you're unsure of your password, click here.

Accessing the payments page:

Option 1: Navigation Menu

  • Click the [=] icon on the top right of the portal
  • Select "Make a Payment"

Option 2: Home Page

  • Scroll down to the Charges section
  • Select the "Make a Payment" button



One time payments:

Review the open charges, be sure to take note of any pending late fees that are due.

  • Amount: Type payment amount you will be making.
    • Format: 1000.00 (no dollar signs allow - decimal required)
  • Payment Type: Select your desired payment method
    • Credit Card Options: (3% Fee Applies)
      • Visa
      • Mastercard
      • Discover 
    • Direct Banking (ACH / E-Check) (Free)
      • Checking Account 
      • Savings Account
    • Saved Payment Method (Previously Saved Online)
  • Click "MAKE PAYMENT" to Continue

Account information section:

Credit Card Verification

Debit cards are treated as credit cards on our resident portal. Card information is verified at the time of the transaction and may be declined due to non-sufficient available balance or account number error.

Direct Banking Verification

Account information is not verified in real-time. Please verify that your account number and routing information is typed accurately. Returned payments due to typing error will be subject to the same charges as non-sufficient funds (NSF). Online check payments will not be accepted if a resident has had 2 returned payments within the past 12 months.

    • Click the ( i ) icon for help locating and identifying the routing and account numbers on your personal checks.
  • Account Number
    • Note: If you notice extra zeroes before or after your account number, please include them as part of your account number.

Billing information:

Click "Use Address On File" to complete the form with your rental address, however, you will still need to verify the information for accuracy.



If you account billing information does not match your bank/credit card records please complete the form manually with the correct information.

Select this option if you plan on using this payment method in the future, this will save you time on your next rent payment.

Paying by eCheck/ACH is FREE to our residents.

For Credit/Debit Card payments the convenience fee is 3.0% of the total payment processed and is incurred by the resident.

*Please be advised that attempted chargebacks for Non-Fraudulent transactions through the PayLease system will be subject to criminal investigation and these individuals will be prosecuted to the fullest extent of the law.

** E-check Transactions: In the event that the bank for the account used above returns this transaction for Insufficient Funds, I will be assessed an NSF Fee and any applicable late fees per my lease agreement.

Payment Review & Submission

At the end of the page, you will be provided the final amount that you have chosen to pay, along with any applicable convenience fees.

Once you review the total payment, click "Pay Now" to submit the payment.



Payments are not considered successful until funds have cleared our bank. It normally takes 3-5 business days for you to see the completed transaction on your personal account. If you do not see a pending transaction within 24 hours, please contact our support team:
